SEALED BID AUCTION OF STATE LAND LEASE

NOTICE is hereby provided that the State Board of Land Commissioners (“Board”) has authorized an auction for the following parcel of state trust land located in Routt County, Colorado:

The above-described lease parcel, known locally as the Warrick Property will be auctioned for lease. The minimum acceptable bid for this parcel is $5,502.00 for grazing and $13,815.09 for recreational use.

The publication of this Notice on May 1, 2011 begins a notice and public bid period during which sealed bids may be submitted to the Board. To be considered, sealed bids must be received by 4:30 p.m. on June 3, 2011, by Lane Osborn, Northwest District Manager, PO Box 1094, Craig, CO 81626. Sealed bids must be submitted on the Board’s Multiple Use Application, Agricultural Lease Application, or Recreational Lease Application, with a check for the $100 non-refundable application fee, a Resource Management Questionnaire, a recreation plan, and a separate check for the full amount of the first year’s rental bid. Application may be made for a multiple use (ten-year lease), grazing (ten-year lease) or recreation (five-year lease) or just one of the two separate leases by different individuals. Although revenue is important, that will not be the only criteria used in selecting a new lessee. Other criteria will include the grazing plan, recreational plan, verifiable stewardship practices, affect on the stability of the local agricultural community, and verifiable outfitters license, if appropriate. Interested parties must request an application from the District Manager listed below. The words “Sealed Bid for the “Warrick Property Auction” must be clearly marked on the outside of the sealed envelope. Sealed bids received via facsimile or electronic mail will not be considered.

Board staff will open the sealed bids at 10:00 a.m. on June 6, 2011, at the offices of the Board, 555 Breeze Street, Suite 110, Craig, Colorado. This Bid Opening will be open to the applicants and to the public in general.

Participation in the bidding process does not create any rights for the winning bidder or anyone else participating in the bidding process.

The successful applicant will be required to cooperate with the Board in complying with the mandates of § 36-1-118(1,2,3) and § 36-1-119.

Property Information:

Location: Approximately 1 mile north of Hayden on RCR 76 to RCR 80, five miles north on RCR 80 to RCR 80A, then one mile on 80A to access property. Parcel is posted with sign indicating auction.

AUM’s: 600

Minimum Bid: $9.17 per AUM for grazing use and/or $4.50 per acre for recreational use.

Lease Term: 10 years for multiple use, 10 years for grazing, or 5 years for recreation.

Improvements: Cabin, fences, and other improvements. All Improvements are owned by the State

Land Board.

Use of Property: Grazing and year-round recreational use.

Possession: Upon receipt of confirmation letter.

Special Conditions: Verification of liability insurance of at least $1,000,000 will be required. There is County Road Access to this parcel. The use of the cabin on the property is included for multiple use or recreational leases only. The lease will require that the lessee conduct all necessary maintenance of the cabin, fences, and other improvements.

All leases will be “as is where is”. An agricultural lease for this property is not in effect. Previous lessee or any other person will not have any preferential rights to this lease.
