One down, one to go: Auction of Moffat County property results in one sale

One of two county properties up for public auction at 10:30 a.m. Wednesday was sold, leaving the county commissioners with decisions to make about the second property.

A 2.36-acre lot adjoining Shadow Mountain Village Clubhouse was sold to Josh Weaver, the owner of High Country Excavating, for the minimum bid of $30,000.

Weaver was not ready to share his plans for the property, he said.

Also up for auction was the Shadow Mountain Village Clubhouse itself. The building, including fixtures and the 3.81 acres it sits on were offered for sale for a minimum bid of $250,000.

That proved too high and the building did not sell. Now the Moffat County Commissioners will have to consider their options, including a price reduction and second auction.

“I’m trying to get the best return for the county. We started too high and we’ll meet with them next week and figure out where to go from there and start it over,“ said Moffat County Director of Development Services Roy Tipton.

It wouldn’t be the first time a county property was put to auction multiple times.

“We don’t liquidate property very often. The nearest thing is when we sold the old shop near the fairgrounds to Kum & Go,” Tipton said.

Environmental contamination of the land under the old shop made it difficult to attract buyers, but it was eventually sold at auction with that sale closing April 2016.

“It was a little different as it has environmental contamination,” Tipton said. “It went to auction, didn’t sell and then Kum & Go came to us and offered to pay for half of the cleanup, but we had to offer it at auction again. They bought it, cleaned it up and built the new store on it.”
