thence along the West line of said NE¼, S00°04’00″W, 242.20 feet to a point on the Northerly right-of-way of the D&RGW Railroad right-of-way;
thence along said right-of-way, S82°10’39″E, 453.6 feet;
thence 403.81 feet along the arc of a curve to the left having a central angle of 00°37’38” and a radius of 36,887.60 feet;
thence N09°18’47″E, 334.83 feet;
thence N70°22’00″W, 158.35 feet to a point on the Southerly right-of-way of U.S. Highway 40;
thence along said right-of-way 352.75 feet along the arc of a curve to the left having a central angle of 00°52’41” and a radius of 23,018.3 feet;
thence N89°50’51″W, along said right-of-way, a distance of 394.3 feet, more or less, to a point on the West line of the NE¼ of said Section 5;
thence S00°04’00″W, a distance of 26.19 feet, more or less, to the point-of-beginning.
LESS AND EXCEPTING THEREFROM: a tract of land as conveyed from Robert D. Wiggs and Joyce A. Wiggs to the City of Craig, Colorado, by the Deed dated May 18, 1976 and recorded May 26, 1976 in Book 412 at Page 784, and being more particularly described as follows:
A parcel of land lying in the SW¼NE¼, Section 5, T6N-R90W of the 6th P.M. Moffat County, Colorado, and being more particularly described as follows:
Beginning at a point on the South line of a parcel of land described in Book 330 at Page 208, records of Moffat County, said point lying S82°51’00″E, 369.18 feet from the Southwest Corner of said parcel;
thence S82°51’00″E, 30.00 feet;
thence N02°13’16″E, 35.00 feet;
thence N82°40’00″W, 30.00 feet;
thence S02°14’08″W, 35.10 feet to the point-of-beginning.

The current holder of the Evidence of Debt secured by the Deed of Trust, described herein, has filed Notice of Election and Demand for sale as provided by law and in said Deed of Trust.
THEREFORE, Notice Is Hereby Given that I will at public auction, at 10:00 A.M. on Wednesday, 06/01/2011, at The South Front Doors of the Moffat County Court House, 221 West Victory Way, Craig, Colorado 81625, sell to the highest and best bidder for cash, the said real property and all interest of the said Grantor(s), Grantor(s)’ heirs and assigns therein, for the purpose of paying the indebtedness provided in said Evidence of Debt secured by the Deed of Trust, plus attorneys’ fees, the expenses of sale and other items allowed by law, and will issue to the purchaser a Certificate of Purchase, all as provided by law.
