Pursuant to CRS §38-38-101(4)(i), you are hereby notified that the covenants of the deed of trust have been violated as follows: failure to pay principal and interest when due together with all other payments provided for in the evidence of debt secured by the deed of trust and other violations thereof.

A parcel of land located in the NW¼of the NE¼of Section 12, T8N-R92W of the 6th P.M., Moffat County, Colorado and being more particularly described as follows:
Beginning on an existing fence line lying S66°16’51″W, 1463.63 feet more or less from the NE Corner of said Section 12;
thence along an existing fence line, S43°16’07″W, 992.66 feet to an existing fence corner;
thence along an existing fence line, N89°49’39″W, 595.00 feet;
thence N00°23’07″W, 677.93 feet to an existing fence;
thence S62°07’46″E, 166.52 feet to an existing fence corner;
thence S75°06’07″E, 84.13 feet to the centerline of a driveway;
thence along said centerline the following five (5) courses;
1) S60°10’33″E, 249.85 feet;
2) 352.61 feet along the arc of a curve to the left having a radius of 400.00 feet and a central angle of 50°30’29”, the chord of which bears S85 ° 25’47″E, 341.31 feet;
3) N69°18’58″E, 89.24 feet;
4) N60°27’55″E, 121.33 feet;
5) N48°08’56″E, 410.00 feet;
thence South, 70.85 feet to the point-of-beginning.

NOTICE OF SALE
The current holder of the Evidence of Debt secured by the Deed of Trust, described herein, has filed Notice of Election and Demand for sale as provided by law and in said Deed of Trust.
THEREFORE, Notice Is Hereby Given that I will at public auction, at 10:00 A.M. on Wednesday, 04/06/2011, at The South Front Doors of the Moffat County Court House, 221 West Victory Way, Craig, Colorado 81625, sell to the highest and best bidder for cash, the said real property and all interest of the said Grantor(s), Grantor(s)’ heirs and assigns therein, for the purpose of paying the indebtedness provided in said Evidence of Debt secured by the Deed of Trust, plus attorneys’ fees, the expenses of sale and other items allowed by law, and will issue to the purchaser a Certificate of Purchase, all as provided by law.
