A Steamboat Springs developer has plans for a new 9,200-square-foot commercial building in Craig.
Ren Martyn of Martyn Development, LLC in Steamboat purchased the lot across from Family Dollar on Pershing Street last month.
He plans to build a 10-unit commercial center.
Martyn will present his plans to the Craig City Council on July 18 for final approval.
If the city approves the plans, Martyn said construction could start within two months, meaning the building could open as early as November.
Martyn said the ideal tenant would be a business that needs a small showroom in the front and the ability to pull a van into the back of the building.
The tentative name for the site is "Craig Mercantile."
Each unit will be about 920 square feet with a garage door in the back. But, Martyn said, some businesses may want to rent more than one unit.
Martyn has not leased any of the units yet.
The building, Martyn said, will house "clean retailers," such as florists or carpet and tile businesses, not auto mechanics because of the mess or restaurants because of traffic.
The building will be Martyn's first commercial property in Craig. He owns a rental home in Craig and commercial buildings in Steamboat and Florida.
He has been looking to develop property in Craig for the past two years because he expects the town to grow.
Martyn also is looking to develop in Craig because prices and competition make development in Steamboat difficult.
"I think Craig's going to grow no matter what," he said.
Scott Cook, chairman of the Economic Development Council, said he doesn't know much about the Craig Mercantile project, but he said the town needs more smaller business spaces to rent.
Vicki Hall, property manager for Centennial Mall, said there is probably enough business in Craig to fill the new building, but the town most likely would have to grow to keep it at capacity.
About 85 percent of the spaces in Centennial mall are full.
